Howdy fellow Texas land nerds. It is time for the first monthly acreage property listing report. This is a price report for all listings in the Great State of Texas that have 11 or more acres.

Noticeable trends:

  • Prices are generally decreasing

  • Listings are generally increasing

  • Notable exceptions are acreage listings in all of the counties which contain our biggest cities: Harris, Dallas, Bexar, and Travis.

  • But not Tarrant (Fort Worth) which saw a decrease which is notable and interesting unto itself.

The declines in listing prices appear to be in line with general declines across all real estate markets. I suspect, given that interest rates are just a-hoppin and a-poppin up a steep hillside, price decreases will continue through the winter. The true test of where land markets stand will be after the normal winter lull.
